Initial Consultation
We start with a conversation — not a form. We want to understand your goals, timeline, and financial picture before recommending any path forward. Always free with no obligation.
STEP 1
STEP 2
Pre-Qualification
We review your income, assets, and credit to give you a clear picture of what you can afford. This step arms you with real numbers before you start shopping.
STEP 3
Loan Application & Pre-Approval
Once ready, we submit a full application and gather required documentation. A verified pre-approval letter signals to sellers that you are a serious, qualified buyer.
STEP 4
Processing & Underwriting
Our team coordinates appraisal, title, and underwriting. We stay on top of every detail so nothing falls through the cracks — and we keep you updated throughout.
STEP 5
Conditional Approval
The underwriter may request additional documents. We'll handle the back-and-forth with the lender so you're not caught off guard. Most conditions are routine and resolved quickly.
STEP 6
Clear to Close & Closing Day
Once the underwriter issues a "clear to close," we schedule your closing. You'll sign final documents, pay closing costs, and receive the keys to your new home.
